How to tell a saturated market

Brand new at reading the forums and listening to the Podcast and I have a question that's plagued my mind for awhile now.

Do you find it disheartening at all at the sheer number of flippers, investors, wholesalers etc in your market?

And how can you tell if your specific market is over saturated with these folks?

My wife was a realtor in Jax Fl for awhile and we came to the obvious conclusion that Realtors are a dime a dozen and wondering if the investor side is the same and if it inhibits your success?
