Thanks for the comment - this is along the lines of what my initial assumptions were.

Lots to do before making that decision though........

At the moment this is theoretical but I'm sure I'm not the only newbie pondering this idea.

I could potentially have 60k in cash if I did an early withdrawal from my 401.

I'm in process of leaving my current company and moving so I was pondering the idea of cashing out and using that money to kick start real estate investing. Flip, short term rental (mountain vacation rental) etc.

I'm seeking some experienced input to this topic/question - Any input is welcomed

Thanks a lot.........

As a n00b looking from the outside in on this discussion, I have a question.

Is this a deal a "pro" would work with given the $291 cash flow estimate?

Seems like more trouble than its worth - Would a fix and flip not potentially yield a better outcome in this case?

Brand new at reading the forums and listening to the Podcast and I have a question that's plagued my mind for awhile now.

Do you find it disheartening at all at the sheer number of flippers, investors, wholesalers etc in your market?

And how can you tell if your specific market is over saturated with these folks?

My wife was a realtor in Jax Fl for awhile and we came to the obvious conclusion that Realtors are a dime a dozen and wondering if the investor side is the same and if it inhibits your success?
