Thank you all. Basically I can agree that I am doing the work backwards . I attend my monthly real estate investing meeting with the local investors . When time permits I contact a mentor or two about a deal . The hardest part is as stated finding the right deal for the right customer . The concept of saving 10k and bidding at auction seemed right because the houses are just cheap . Most properties at the auction would need significant amount of work ( some wouldn't ), but I figured if I could buy for 10k someone would buy to flip and sell themselves . Fix and rent myself I have read books and everyone says the same thing . Every book has a different formula for calculating offers . I am currently taking the real estate course to get license but I do not believe that it will give much help on investing in real estate. It will help me connect and sell properties but for my own financial gain and strategies I do not see how it can help .

Hello to all,

I am a real estate investor and I need help/ advice on the business and financing. Here are my problems ,

The last time I put a property under contract, no one wanted the property and the contract expired. Since then I have been able to find properties but either no one wants to buy them or the owners do not want to put the property under contract .

So my thought process changes. Instead the route is now finding the property and going to the banks for a home equity loan / mortgage . I have now created myself an business ( LLC), and now want to see if I can get a line of credit with it .

Any help would be appreciated. The ultimate conclusion would be for me to try and save about 10,000, then go and bid at an auction.
