thx for the response DJ.

4 4-unit buildings would be great.  But u are right.  Probably not the smartest idea starting out.  If there is one thing I've learned in life is that nothing ever goes according to plan.

So I would like to start investing about half and let the dust settle before I start investing the rest.  I want to make sure the cash flow is good before investing all of it.

I looked into a HELOC and that is what I ideally wanted but found that banks are either not doing them or your credit has to be impeccable to qualify. So I'm currently in the middle of a cashout refi.

Hey guys,

Im getting ready to take the leap of faith and I need some quick advice. We bought our first home back in 2011 and we built quite a it of equity over 100k.  I plan on taking 80k of that out with a refi and start investing.  

I've been listening and reading a lot lately and I'm on the fence on whether I should split that 80 into multiple downpayments for smaller properties or invest in something larger like a multi unit deal.
