I have been using Rentalutions.  However, over the last couple of days I have not been able to log onto the Rentalutions website (it just "locks" when I enter my login and password).  In addition, I tried to contact support @ rentalutions.com to inquire as to the problem, and it bounced back.  Anyone else having such problems?  Thanks

P.S. Up until now, I have been satisfied with Rentalutions.  Just now, cannot get through.

Tried Cozy .  So far not impressed.  My property photo won't even upload in any of the 3 offered photo formats.  Online help, which is VERY basic (and no Q&A) is a joke.  Looks to me to be a basement programmer app.  No phone support.  As a earlier poster said, customer support is crucial.  Don't want to wait day(s) to get a response.  Although the pricing is good and the site is straight forward, will evaluate other options.

During due diligence on a property, I noticed that the SF home next door to the property of interest houses a sex offender. Knowing this information, am I now obligated to disclose this information to prospective renters? If I do not, what is my liability exposure if something were to occur? Thanks for your comments.

I have two properties under contact, still in the option period. Have had numerous contractors express interest to come out and estimate work that I need done, only to cancel. I'm getting the impression that saying I am still in option period is scaring people away because they feel it is a waste of their time. However, at the same time, I do not have a week or more to sit and wait for estimates. I'm in the Houston area. Sat on site yesterday waiting for 3 hours for a foundatain guy to show up, despite him telling me earlier he would be there but was running late. Anyone else running into similar problems?

I'm looking at a property that was previously foreclosed and sold by auction. The previous owner had HOA fines of about $1000 as well as unpaid legal fees (HOA) of $3000-4000. The sellers has requested the buyer to sign a hold harmless agreement for these fees (and don't know if there are others???). My question is this. I thought all such fees were struck when a house goes through foreclosure, is this not true? Is it legal to pass these on to the new owner. I thought one purchased title insurance to protect against such fees? If so, why would anyone sign such an agreement? I guess I could go through an attorney to research, however there isn't a lot of "meat on the bone" for this deal. Thanks for you comments.

Hi. the numbers look decent in an area (about 12 or 13% coc). property needs little to no rehab. house is about 10 years old. Question I have is there are lots of current sales and leases on the board. Is this a red flag, should I be looking at other factors? nearby schools are only about 3/10. Thanks

I would move on. There are lots of deals out there. Your realtor works for you and should be giving you their best advice. If they say that this deal will not happen for less than 205, trust them and find another deal. While 205 does not work for you, you do not know how much the seller had invested. Perhaps 205 is his break even point.
