Found a prospect that can rent in February but I'm ready to Rent now

I have a lead that wants to rent from me in mid February but my unit is 100% ready now. How do you experienced ones handle this? Just get their app and tell them if nothing comes up before mid February then the unit is theirs? Thanks!
