Starting out Investing

Hello.  I just signed up for BiggerPockets today.  I've been listening to the BP podcast for a little over a month and plan on starting in real estate investing.  I am currently looking at an investment property in Riverview, FL outside of Tampa.  The situation is that a neighbor of mine passed away and I have spoke to her relatives regarding selling the property.  They are interested, but the deed is not currently in their name.  They have the original will and the notorized death certificate, but are having difficulties getting answers from the county.  I was wondering if anyone had any feedback on this for me?  I need to know if this can be handled at the courthouse or if it needs to be handled through an attorney?  

There are a couple of things that I will need to do as well on my end that I was seeking advice on as well. I will need to create an LLC to purchase the property. I will need a good (and reasonable) local real estate attorney. I will need a good local CPA that has experience with real estate and I will need financing. Any advice is appreciated
