I've seen several people mention that its good to have a relationship with a mortgage broker. I have a very good friend who is a mortgage broker. What are the advantages of having a mortgage broker?

It's also helpful on the other end to have someone you trust prequalify your buyers. That way, you don't waste time working with people who can't possibly afford to buy your house.
