Yes, we both work W2 jobs at the moment and given that mine is a specialized manufacturing type, I shouldn't have any trouble finding new employment (already have begun to search and it looks promising). As far as the real estate market in the new location, maybe you have a little more insight, Jd, as we are looking to relocate to the Chattanooga area. To me, it looks as though the market is at a low-point in some areas and has potential for high return given the right deal/neighborhood and prices Are good for the amount/quality of house.

Now, you might be right that we don't have much for cash reserves, and by all means we're not ready to go all-in just yet, but we're looking for a starting point and to set ourselves up in an area with good potential. We are focused on saving and educating ourselves for the time being but would like to move sooner than later if at all possible. We understand that these are not the most ideal circumstances but we are willing to do what it takes to get out of the area we are in and start working toward our first property. 

Are there any financing options that could help us out when it comes to relocating? Or are we better off gritting our teeth and staying where we are while saving/investing to build some reserves first?

My wife and I have been looking into investing lately and are excited to get started, but we are really looking to make a move to another State across the country. We're looking for advice on purchasing an investment in an new area with little money down. We would also be needing employment when we make the move, so financing may be hard to come by. Any thoughts on how to go about this?... Would House-hacking a duplex be an option?... or do we just invest where we are now and stay a few years longer? Thanks!
