Hi @Emre Görü,
That is a very property-specific question.
If you want to drill down in detail, you can complete this worksheet. "Monthly Housing Expense" two thirds of the way down page two is supposed to be for PITI, but in your case with no P&I it'll just be property taxes and landlord's insurance.
If you want quick numbers to quickly rule out bad properties to allow you to focus on potentially good deals, this one is handy. In your case, as a cash buyer, down payment will be the full purchase price.
Speaking of cash buyer, someone will be along shortly to tell you why leverage is good and tied equity represents lost money. I can't say those things, as I am a biased source. :P
