Hi @Gregory Kawa just wanted to warn you about the new legislations in Palm Springs which can prevent short term rentals in near future. If that happens, property prices may decrease because everyone would want to sell their STR properties. But you can look surrounding cities Indio, La Quinta, Palm Desert etc. Actually I can refer a realtor to you who knows the area very well. She closes a deal almost every week. Even just talking to her would give you a good idea about where and how to invest. Her name is Ahu, you can find the contact details in the link below. You can just give her my name and she would help you as much as she can.

Actually talking to a local realtor / agent would be very helpful for you to find deals. I know a great realtor in Palm Desert and surrounding area, she closes a deal almost every week. So that she knows almost every activity in that area. Even just talking to her would give you a massive idea about your plans and projects. @Frank Jevitzky & @Todd Tyler It makes 3 of us newbies in Palm Springs / Palm Desert area. I'm also planning to rehab SFR's around Palm Desert. My cousin lives there for 20 years and in last few years population growth in this place is higher than average CA. Like Frank said, it's getting harder to find rentals even in low summer times.

@Khoa Ha It's impressive to increase the sqft of the house, it's a game changer if you can enlarge the size of a house! Did you get the permissions to increase the sqft of your house? Can you briefly explain what was the processes?

@Robin Boyer It'd be great but I have not moved to Palm Desert yet, I will be moving in beginning of 2018. I just started to educating myself and getting know the people who are actively in REI. I will contact with you by the time I move there.

I'm planning to begin REI in Palm Desert next year and really wondering how the rentals are doing in this area during festival seasons and off seasons. How many days per month is your occupancy rate? Also I guess you are using a property management company, which company you work with and are you satisfied with their services?

Right now I'm in reading and learning process. Currently I live in Istanbul/Turkey but I will be moving to Palm Desert next year and will be flipping houses. So that I started to read/listen as much as I can about flipping and start networking. Let's keep in touch about your experiences.
