Short Term Renter

I have a duplex that can rent for $750 each side (I will be living in one side). My buying agent has a lead for me but they will be renting short term, about 3 months. Would it be reasonable to ask for $900/month all up front plus a damage deposit? Would I need a lease in place if they gave me the 3 months rent up front?
