I found a mentor ! What questions should I ask ?

So I'm pretty new to all this and I know how hard it is to find a mentor. I guess I got lucky. I met her awhile ago and have always kept in touch with her because I knew how big of an investor she was. I finally got the guts yesterday after listening to one of the BP podcasts to pick up the phone and call her. I asked if she was free and that my wife and I would love to take her out to lunch and pick her brain. She was so happy and excited that we thought of her and agreed to mentor us through our real estate journey. She has done almost everything in real estate from being a developer, hard money lender, currently owns over 100 properties including apartments, multi unit, commercial, all across the country. Also she owns several oil wells in Texas. I don't wanna go to this lunch unprepared. Are there certain questions I should be asking her so I don't feel like I'm wasting her time? Any advice on this would be awesome. Thanks

Agreed with john, "Looking back, what advice would you have given yourself when you were just starting off? What strategy would you advise yourself to start off with first." I like those kinds of questions because not only do you get to see how they started off but you get to hear how they would have changed that and most importantly the logic behind it. You can also go the other route of, "What has been most lucrative for you and do you think we would go down that route first?"
