What do i need in place to protect my end while Co-Wholesale

Looking to Wholesale and Co-Wholesale deals in Southern CA.. Whats the best way to protect my end of the deal while Co-Wholesaling?

Charles McMillian if your doing a JV Agreement just make sure both of you guys name is on the contract with the seller. Also a memorandum will also be helpful to protect yourself from any back deals done behind your back on the property. Hope this helped (:
