Charles McMillian if your doing a JV Agreement just make sure both of you guys name is on the contract with the seller. Also a memorandum will also be helpful to protect yourself from any back deals done behind your back on the property. Hope this helped (: Michael Evans and no disrespect but I think this is what the forums are for so people can come get advice from each other if they're not clear about something
