First Flip Sparrows Point, Maryland

Hello BP! I am new to everything here, and new to REI, I am located in the Sparrows Point/ Dundalk Maryland area. I am currently in process of settling on my first flip with my cousin. (Settlement is actually tomorrow) We have our contractor ready and everything. The house is a 2 bedroom 1 bath. I've been reading they aren't great to flip, but the comps in the area there isn't anything below 150k and we were hoping to to sell for 120k. Just posting to maybe get some advice and reassurance.

Hello Cody- Congrats on your first project.  I have been a full time investing for over 15 years in Maryland and flipped dozens of properties.  I am familiar with Dundalk.  Typically 2/1 outside of the city in areas near the inner harbor tend to be rentals and not good for flips.  I have known many new investors who rehabbed those houses for flip and end up renting them out.  So my advice to you before you start the rehab is to see if there are any other properties in that block, street, or close by that were renovated for retail flip.  Good luck.
