I don't want to comment on these programs. I have been investing in the DMV area for 16 plus years fulltime.  You should be doing a lot of networking in your local market and building your cash buyers list including myself to get your business up and running. Best wishes.

I don't believe there is a right way to market to them if it is an owner occupied property.   Do not have foreclosure in any of your marketing material.  Read the state bill regarding the Protection for Homeowners In Foreclosure.

Try Howard Bank. Ask for Anthony Sos. They don't lend in LLC only personal name.

No reason given.  They didn't want to move out.  I am selling the property so I was trying to get them out early.  Normally I offer them a certain amount which goes down by $100 per day.

Hi.  I have been investing in Baltimore full time for over 15 years.  I live in Montgomery County.  Baltimore city is about cashflow.  Baltimore is different from each block each street.  I belong to Mareia which is a Baltimore based Reiia.  It has a landlord group and people there can tell you which blocks are good and which ones to watch out for.  There are also landlord who own dozens of rental properties in the city who are good about sharing their insight.  You should do your due diligence before you start investing.  Never fall in love with a building.  In Baltimore best time to drive neighborhood is after 4 pm preferably on Friday.  Good luck.

@Cody Snow @Rob Poole has made excellent points.  I don't see how you can do a retail rehab for $30k.  Looks like you will end up around $40 to $45 k when it is all said and done with scope creep.  In addition to being a seasoned rehabber myself, I am also a hard money lender.  I am not sure how much you are buying it for but I can't see how you will make any profit at $120k using hard money.  Good luck to you.

Hello Cody- Congrats on your first project.  I have been a full time investing for over 15 years in Maryland and flipped dozens of properties.  I am familiar with Dundalk.  Typically 2/1 outside of the city in areas near the inner harbor tend to be rentals and not good for flips.  I have known many new investors who rehabbed those houses for flip and end up renting them out.  So my advice to you before you start the rehab is to see if there are any other properties in that block, street, or close by that were renovated for retail flip.  Good luck.
