Possible first deal???

greeting BP members

just wanted to ask , has anyone  been offered a good deal( supposedly) on a 3 unit but somehow your gut tells you the there is no deal because the numbers don't work in long run but it's the only way to get a deal.... what would you do?

Sounds like you got some great advise from @Ned Carey

I am not a big fan of the gut check method of deal analysis... It has not proved to be an effective measure for me.  My wife however, is worth listing too. 

We just got out of a purchase contract that my wife had the weird feeling about,and did not like it, but all the numbers said it was a money maker, so i pushed forward. During the inspection period however, between the property condition and the tenants we were about to inherit, we became aware that there was not anyware near woth the hassle we were aout to take on with a D class property in a B area. SO we pulled out. 

Trust the numbers, if they work, do all kinds of due diligence. if you still feel weird about the deal you may want to trust you gut and pull out...    But DON'T confuse gut check with fear...  

If it all works then  JUMP in!
