I'm looking at a deal currently that includes two 1br/1baand one 2br/1ba. I'm considering picking it up for the purposes of wholesaling two and holding one. My question is, do I need to sign and close on them individually or is their another option I'm unaware of? Thanks in advance!

As a relatively new wholesaler I've learned a lot over this last year but I think none more important than the necessity to build a functional network! The greatest leverage I've ever had access to is the ability to outsource to professionals the things I can't do or don't know. And theirs a lot of that! BP, if you agree with my assessment I'd be curious to hear what you consider important positions to have filled within your network and why they're useful. Mine: -Mentor (most important for me to aid my learning of the biz) -Listing/buyer agent (great knowledge of market, comps, leads, listings in future) -Cash buyers (obvious) -Contractor (essential in knowing and presenting an expected rehab cost and potential team to perform rehab for end buyer) Suggestions?

Thanks for that, Scott! How long would you say it took you analyzing deals before you got a good "feel" for your market? And how big is your market?

BP, during the course of beginning in the real estate investing/marketing business I've come to the point where my analysis of potential deals needs to happen quickly and efficiently as possible. I'm now making at least one offer a day with the aid of Zillow, drive bys, and video relayed and in person quotes by my contractor. However I'm still new and not certain I'm comparing apples to apples with comps and can't afford to make a mistake determining my estimated profit. So, I thought it useful for myself and the rest of the board to read about the actual systems and processes you use to analyze your leads. Example : open mls for comps, call realtor, bp calculator. The more exact the better. Thanks!

Brandon, I can assure you that during my stay as an admin at a major realty company here locally, I found many agents doing little more to sell homes then described. I won't argue the usefulness of a good agent though. I AM currently offering to always cover closing costs as well as offering to close as soon as title clears due to my ability to get funds immediately for them. I like the lease option idea though. Haven't thought to include something like that. Thanks for the suggestion!

I'm just getting started investing in real estate investing(marketing) and was curious how my fellow wholesalers describe the service they provide when talking to: a. Sellers b. Buyers. Any particularly good verbiage or one liners you find effective when selling your service and why you deserve your cut. Mine : "(Seller), the traditional route of hiring an agent, putting a sign in the yard, holding open houses, and praying for a qualified buyer is great when your homes show ready and your schedule is open enough to deal with that process. How about we write a Cash Offer for X amount and so you get do (motivation for selling)." Something along those lines. Interested to hear everyone's pitch.

Hi, BP! My names, Bryan. I've been flirting with the idea of investing in real estate since sometime around senior year in high school. Coming from a well to do but broke family the idea that I could be a real estate investor at that time was like claiming to be the next Elon Musk or something. Unlikely. Fortunately for me...10 years later...After many twists and turns in life I've come full circle to embrace my ambitions of becoming a huge rei success story! So stats... Started investing back in April and here's where I'm at: Bought 100 bandit signs as my first expenditure from which I received about 40 leads. Out of the 40 leads and 2 months I put my first home under contract!!! After countless hours of marketing and networking, and 30 days, I had to admit I paid 20-25% too much for the property and had to negate the contract :(. After this I decided it best to learn from the inside so I got a job as an ISA (phones) at a large realty company. That was 4 months ago... Now...after learning some invaluable information from that job I'm re dedicating myself to my marketing and private investing. In the last month I've put out another 50 signs and just went to contract on a 2-1 900sqft for $4k! Prior to going to contract I reached out to the biggest wholesaler in our area to ask his opinion on the deal and to see if he'd be willing to do an equity split on the deal and he agreed. Not sure if this post will help any of you guys starting out too but I figure comparing strategies couldn't hurt. Looking for any and all suggestions on additional low money marketing methods as well as anyone in the area willing to work with a Newb! Thanks, Bryan
