notes and pre foreclosure

hello there thanks for replying my question before. i have come to a conclusion about getting into first mortgage notes in non judicial states whether performing or non performing. i have checked out some websites like fciexchange and some others nothing concrete. is there a series of steps that i should follow, what are things to look for and what services to look for while getting into my FIRST note. certainly a lawyer wont be cheap when i dont even know if i am gonna get into a deal yet.

not sure if this is an amateur question?

also how to close the deal on preforeclosure properties. Is contacting the seller directly  the only way to do. some websites i seen have an address of the preforeclosed property but yet the properties are not sale when there is so much equity in the property. how to get hands on them before they go into auction.
