@ Stephen Iam also trying to educate myself on notes. So far just hitting dead ends. There are some sites like fciexchange.com and some others I haven't bought any note yet, but have a vision of buying only first mortgage notes to start with and only in judicial states with respect to LTVs and market value. Also with all due diligences.I believe for a newbie like us a loan servicer or an real estate attorney would be a good investment in the long run. hello there thanks for replying my question before. i have come to a conclusion about getting into first mortgage notes in non judicial states whether performing or non performing. i have checked out some websites like fciexchange and some others nothing concrete. is there a series of steps that i should follow, what are things to look for and what services to look for while getting into my FIRST note. certainly a lawyer wont be cheap when i dont even know if i am gonna get into a deal yet.

not sure if this is an amateur question?

also how to close the deal on preforeclosure properties. Is contacting the seller directly  the only way to do. some websites i seen have an address of the preforeclosed property but yet the properties are not sale when there is so much equity in the property. how to get hands on them before they go into auction.

Thanks everybody for replying I want to start doing it for a passive income first and then see how things go. I have learned that there is a risk of 2nd deed of trust being wiped out just in case Considering buying something outside California with a budget of 25k to 40k, Anyways thanks again everybody

Hello everybody I am from Bay Area California

I have a full time job and actively listen to most of the podcasts. Due to my working hours and hot California real estate, I am realizing that buying notes could be a direction i want to head to. Have been doing some research but yet little skeptical to get started. Any words of wisdom on to how to get started is much appreciated.
