Thank you @Jay Hinrichs You couldn't be more right. Specific location for a specific buyer. He's had it listed with a broker for over 99 days, which is why he's now responding to me. Many of the brokers I have contacted have not even heard of the area he is in. Granted it's a gorgeous area with a lot to offer, but only a 14 home community with Estates that rarely get listed to sell. Thank you for your input!

I'm working with a homeowner in the Napa Valley, he is eager to sell and I am eager to flip this thing.

General info:

It's a niche property in a niche area of the Valley, up in Angwin. The Estate values around $4.25M sitting on 15.2 acres with 5,200 SQFT, and it is absolutely stunning. Immaculate. My business partner and I have gotten it for a good price, but with that sort of price tag my partner and I are having a hard time with it. We don't know this area the best, holding costs could plummet our profits within a few months, and finding the right buyer seems to be a challenge as well. 

If anyone invests in this Realm I would love to hear from you, get your feedback, and possibly work with you. If you have any tips or ideas that could help, I'm open to listening. Message, me for more info!

@Davis Sessums @Nino P. @Shariyf Grevious Thank you all for replying to my post, those are some great tips that I will begin to utilize next Tuesday when I go out again. 

That simple post-it note is genius lol

Prior to going out I research a few houses that received a NOD, I hit those to see if they're open to selling and leave behind my flyer stating I can buy cash, help pre-foreclosure, as-is, the usual jargon.

I then hit the surrounding houses and neighborhoods asking for referrals, if they know anyone interested in selling. I give them the same flyer with my services, on the reverse side it states I will pay up to $1,000 for referrals. 

In the process I notice "distressed houses" which I knock and leave my flyer, I also take down the address and that night research to see if they have equity in the homes, if they do I then research info on the homeowner, which I will then call/reach out via facebook, email, linkedin to see if they are open to selling. 

I like the idea of Expired listings as well, I have a real estate buddy who can send me a list of those.

What would be some good verbiage to say to the expired listings?

Hello All,

I'm switching markets and going out to Vacaville to do my weekly Door Knocking. What are some of the pros and cons you have come across in that market? Also what is everyone else's strategy for door knocking? I keep feeling like I'm complicating something that should be relatively simple. Right now I'm going around handing out flyers saying I can buy cash, quick close, the usual things everyone else advertises, asking people if they know anyone selling their home in the area and if they do I can give them a referral fee. Is this a bad approach? Any help from experienced Investors would be appreciated, thank you for reading this far!

Once I get some things in the pipeline I'll be sure to reach out to you! Brian what is your investment criteria for some real property?
