Good Afternoon,

I wanted to try to get some insight on making the big leap from getting educated and actually getting some deals. I have been to about 3 workshop and I think i understand the real estate investing. I live in Atlanta and think it's alot of  competition but it seems alot of investors are successful. I have placed a few bandits and sent a small direct mail campaign to absentee owners around 200 letter. I have re-dedicated myself to really getting off the ground. Any advice would be helpful...do you think getting a local mentor would be worth it.

How would you process with establishing business credit for the purpose of obtaining capital via business lines of credit. Would you set your LLC with your home address or use a virtual address. I've done some research and some say use your home address so you company doesn't get red flagged due to the virtual address and others indicate lenders won't lend with a home address...Any thought?

Good Morning Everyone,

Question for my experienced investors...on a banked owned property...when submitting an offer and if it 's accepted, I'm sure I will signing the realtor's contract. Is it typical that the realtor would use my contract so I could include a clause to avoid the 30 day rule before I could sell the property...I was thinking I would use transactional funding but I don't know if that would work with a realtor contract...How would I get the clause so I can wholesale the forclosure property...any advice would be greatly appreciated.

Hey Everyone...I had a question on getting a contract on a foreclosure that listed by a real estate agent. How I would i get the propery under contract if it's listed by a realtor. Would it be possible for me to bypass realtor and try speaking directly with owner?? Please help
