I'm looking to add another house to my stack. I'm out of down payment money. I'm looking to find a partner.

What should I be looking for in a property in order to interest investors, and how should I be looking for them?

I'm in Nashville so smoking deals basically don't exist. Should I hope an investor is happy with big CCR and equity numbers or will they also demand ARV??

Personally I'm not interested in flipping or wholesaling. Buy and hold is working for me. Also interested in vacation rentals (I have one that is killing it. At least in terms of my blue collar numbers).
