Looking for a good buyers agent

Hello, I am new to REI but I am dedicated to pulling the trigger. I currently own my house free and clear. I will be using my equity and a heloc to flip and sell. My goal is to do 5 a year to start and retain one each year as a rental.

I have a good contractor, attorney, accountant, etc. but I still need to find a good buyers agent. I am looking to invest in Pueblo and Colorado Springs. Any help with this would be much appreciated!

Hi @Jonathan Baker.  

Congratulations on your starting your journey.  I am licensed realtor in Rockford, IL (which is not much help to you in Colorado) but I would like to share these tips with you.

Find an investor friendly agent.  Investor friendly means...

  • someone that looks at a property based on the numbers, not on emotion or weather they would live there or not.  
  • They know what ARV means.
  • They know what the 70% rule is 
  • They know what a cap rate is.  
  • They know what a property would rent for.  
  • They know how to add value to a property by possibly converting a two bedroom into a three bedroom... etc...

I could go on but I think you get the point.  All of those concepts are not really applied much in retail real estate.  I would also make sure that they also own rental real estate.

I am sure there are many more people here on BP that could give you even more advice especially in CO.  But I think that list is a good start.
