pre approval and investments

Hi, pretty new to the REI world, myself and a colleague are interested in beginning our journey, however we are wanting to view properties to see what all we are up against, sort of speak, but we are finding that realtors are wanting pre-approval letters first. We want to see what all of our options are and are not completely sold on the typical conventional loan, we want to explore other financing options. So if any of you all had any advice on how to go about this I'd love to hear your responses. Thank you.
