Submitting My First Offer - Question about Contract

Hi Bigger Pockets!

My realtor has sent me my very first offer, woohoo! Since this is an owner occupied duplex, I must first submit an offer in order to gain access to the inside of the home. 

I am reviewing the offer now and as many of you experienced investors know, these contracts are long and tough to get through. Are there any specific areas and/or sections I should pay close attention to before signing and submitting? There is so much to look through, I want to make sure I don't miss anything and end up signing up for something I was unaware of. 

Any and all info will be helpful!
