Hi Bigger Pockets!

My realtor has sent me my very first offer, woohoo! Since this is an owner occupied duplex, I must first submit an offer in order to gain access to the inside of the home. 

I am reviewing the offer now and as many of you experienced investors know, these contracts are long and tough to get through. Are there any specific areas and/or sections I should pay close attention to before signing and submitting? There is so much to look through, I want to make sure I don't miss anything and end up signing up for something I was unaware of. 

Any and all info will be helpful!

@Jay Hinrichs awesome! I will be meeting with a loan officer on Monday to get my loan amount. Definitely having some trouble finding a realtor, but I feel like there are so many!

Hey Bigger Pockets! I'm looking to buy my first deal this year but have been having trouble finding a home within my price range (no surprise, hot market). I need a place to live so want to 'house hack' for some time and rent out some rooms. I was pre-approved for an FHA loan and want to officially apply for the loan but am concerned I won't be able to find a deal. Should I wait to find a deal before meeting with the loan officer? I am in the IE area and would love some input. Hoping to find a home in the Ontario, Riverside, or Fontana.

@Jerry Padilla Awesome info Jerry, thank you so much! I have actually already met with a realtor and loan officer and have been pre-qualified for both an FHA and Conventional loan. The FHA loan is definitely a top choice for me. My biggest issue is finding the right property, at the right price, in the right area. As noted above, I would like to focus on multi-family homes, but just can't seem to find a deal in Souther California.

@MJ Barnett Thank you! The most important thing is you started! And yes, Fullerton would be great. I know the area very well and was a tenant there myself for 4 years!
