What are the most effective ways to find distressed property owners in the Missouri area if you don't have a lot of marketing money?

You can drive for dollars, bandit signs or cruise around the tax property search tool jackson county has online and try to find those who are tax delinquent (very tedious process).  I don't know what leads you can get from the court house by driving down there yet.  We're going to call the probate office to find out. But our RE lawyer told us you have to know the name before they'll give you the record.

What's your budget for marketing?  We're giving ourselves $500. Which is getting us 1000 leads from listsource.  Then we're going to send out postcards. We can do all this for no more than $500.
