What are ways you have started investing in real estate?

Hi Everyone,

I am looking to finally get started in investing in real estate. I have worked with other investors before, helping them find deals and move forward in their own investing. It's my turn now. I am looking for advice on how to begin? JV, tips, tricks, motivation. Anything anybody has got!

Hey William, my husband and I just started driving around one day and saw an opportunity. My husband used to do door-to-door sales so he started knocking on doors that he thought might sell. We're still early in the game but one of those doors looks like it's going to become our  first deal. 

Craigslist.com is an excellent resource for distressed sellers.

Marketing yourself as a cash buyer with signs, targeted letters, etc.

Be patient with sellers and always present them the option to owner finance, Real Estate is scary to the non-entrepreneur.
