Exclusive Buyer Agency Agreement???

I'm looking for a real estate agent to who will show me a house once I run the numbers and they look within my acceptable range. The two that I reached out to wanted me to sign a buyer agency agreement that basically locked me into an exclusivity agreement with the agent. My mentor who is pretty successful at this told me not to sign them and that it's not in my best interest. I'm looking for some insight on what people out there concerning this? Thanks -Daren
