Good morning Bigger Pockets! As a new investor I find myself getting more excited with each passing day. I am learning so much through this community and the the many books I am reading. One thing I am curious about is how to find other real estate investors in my area. Are REA's the only option? Better yet what are some of the best ways to begin networking with local investors and people who may be tied to the industry directly or indirectly? I would love to hear, from anyone in the Madison area in particular, if there are any groups that meet up locally. Thanks BP Jacob Grant

I invest in Janesville/Beloit and think the market is absolutely amazing for rentals. Working on closing a bunch of deals in the next 2 months and am shooting to have our 50th unit by October - I don't know any other market I would want to invest in! (i.e. the Duplex we close on Friday is a 2bed/1bath upper lower which rents out for $600 per side and am picking it up for $23,500) We are also looking to finalize a deal on a fully rented out 5-plex for $46,000.  Why settle for 2% rules when you can hit 4%-5%!
