Still a bit confused by what is and isnt a good deal

So, I received an email from a fellow wholesaler.

Looks like he is having trouble getting rid of an "amazing" deal.

ARV =380K

selling the deal for 210K.

I assume the repairs are between 60K and 90K

(seriously this is NOT my deal).

Now he is desperately trying to sell it. 

Now I am thinking.. dude.. wth? how can you not sell this?!

I know there is a lot going on behind the scenes.. structural damage, location yada yada..

But let's say it is all ok .... and it all pans out..  this should be an amazing deal right?
