Advice for my first wholsale

I currently have a property I'm looking to wholesale. The property is in preforeclosure. There seems to be plenty of profit margin for a rehaber or renter seeing as how the home is in pretty good condition. This is my first deal so I just want to get it done so I can collect assignment fee and use that for marketing. I'm having trouble finding and understanding the assignment contract I should use. I live in Melbourne, Fl and that is where I'm doing my marketing. Any advice helps. Thank you.
