The seller does know I'm going to make money on the deal aso it is a friend  of mine I am trying to help. It's a win win for us both. I can wholesale the property and get the buyer their asking price. It looks like a walk in the park type of deal. It's just my first and I'm trying to over prepare while trying to close as fast as possible for the sellers sake. Thank you for the advice brian. I will get that done tomorrow.

I currently have a property I'm looking to wholesale. The property is in preforeclosure. There seems to be plenty of profit margin for a rehaber or renter seeing as how the home is in pretty good condition. This is my first deal so I just want to get it done so I can collect assignment fee and use that for marketing. I'm having trouble finding and understanding the assignment contract I should use. I live in Melbourne, Fl and that is where I'm doing my marketing. Any advice helps. Thank you.
