Build from scratch?

I have a neighbor, lady, who's son is a contractor and built her beautiful house. I'd like to consider doing business with him. Idk tho exactly how. I was thinking I buy some lot locally, pay for some of the construction and get a HML for the rest. Split the profits 50/50. How do you guys usually do this?
