New investor in dfw

Hello Everyone, I am a new investor starting out in the Dfw area, looking for deals to wholesale but I am more interested in all the exit strategies that are out there, I chose wholesaling because I dont have the revenue to further my opportunities. It would be a great help if someone could give me some tips on how to get revenue, or a creative method so I could put some money down. I want to get into flipping and also renting
