i recommend getting the deal machine app driving around looking for distressed properties then downloading the list and skiptracing it with batchskiptracing and calling to get a deal

get the property subject to and find a new buyer that is willing to put 15k down with a 5% interest payments are 3000 a month you get money in the front and cashflow every month with the difference.

Depends on what you are trying to do, if you are trying to build wealth and grow a portfolio keep the home and rent it out. If you want to sell it and make a quick buck you can also do that aswell it's up to you.
