Expanding strategies to getting houses under contract

Hi everyone.

I want to get more properties under contract. I think I have dropped a ton of doable deals simply because I have a limited amount of strategies. So now I want to take advantage of all my expensive marketing and I really want to sign as many contracts as possible.

So here is what I am facing now.

Lady called me to sell her house. She told me she owes 40K on it. But when I Zillow the property it looks quite old and I think it will need some work. Not sure if it is significant but it will need repairs.

Most houses around her have more bedrooms than what she has in her house... and they are going for between 75K to 120K.

Of course I can not offer her less than 40K, but any more than that and there is no spread left. She has tenants in the house.

How would you approach this?

If the repairs + what she owes is more than what the house is worth, is that a lost lead?
