Help On My First Short Sale

I have a great lead on a deal; it would need to be a short sale.  The owner owes roughly $125k on the house, and they are very motivated.  I would need to get it around $90k to make the numbers work. They are agreeable to the offer.  

What is the process for making this happen?  I am not certain the procedure with a short sale.  

Do I make an offer for a Short Sale with the bank?  Is there a tactic that gets better results when dealing with a bank?
