So a bit more details... I think ARV is 173K -183K

I have 1.5 months to close. There is one tenant in there.

I probably will ask 107K for the contract. (What do you all think?)

I think repairs will be around 30K Maybe around 40K... depending how fancy one will get.

When I approached her  and told her the house is "sold" she started to become nasty and really defensive. Then  I told her I know I am so sorry pout pout.. I ended up with her number, I met her baby boy, and she just couldn't stop blushing.

I have no idea how I do it but I think my monkey looks melt hearts! :D

So her cute baby boy asks me "but what about all our stuff"...

I was like.. well there goes my stone heart...

Told the lil munchkin "I will personally find you a better place and carry your stuff on my back". I think Mom's heart melted a little. And a promise is a promise.. so I am now house hunting :)
