Hey guys,

Hope all is going well I was curious I have some potential private lenders that will be investing with me but I am new to this private lending game? I was wondering how do I show them security in the property after we purchase. How do they have first position on the property? What paperwork do I have to use. Any advice would be greatly appreciated.

Thanks for the quick response. So to get it right passive income through real estate is taxed as regular income? The only benefit is that we can use depreciation to offset it?

Hey guys, I have a two part question 1. Is passive income not taxed because it isn't earned income??? Or why is it tax free? 2. If you have a rental that is producing passive income. And you sell it, do you owe taxes on the passive income when you sell? I have a friend who said that happened to them so I was wondering what is the case? Thanks BP!

Thanks for the quick response to answer the question of Walter Key she is already retired and looking to have generational wealth for her kids and grand children. Those are her goals to be able to leave something for them! She doesn't really want to be a landlord or have to deal with tenants obviously I would help with whatever I can. I haven't talked to her about investing anywhere but I don't think she would be opposed to it if she could see a good return. I think like me she is nervous/ but excited about the opportunity.

Hey guys, I have a question I have a friend who I have been talking to who recently informed me she is interested in investing in real estate. I have explained the benefits of it and we both agree on the importance of obtaining education for effective action!! My question to you BP is, if you had $100,000 what route would you take to achieve the best possible outcome? She is a more passive investor from what I can tell! I would like to just steer her in the right direction obviously education is the priority for both of us. Look forward to your response Thanks BP!
