HEEEELP I got an offer acceted
I got an offer accepted and I am so high I cant even see straight.
I do NOT want to mess this up. It took me 2 months of spending my fortune to get this one.
Can you lovely people walk me through this?
What is next?
So I am supposed to meet her today to pick up the contracts. She asked me what the next step was and I said... "yeeaahhhhh...."
So Can someone just walk me through this step by step? I did the education but education only teaches the when things go smoothly steps. I rather ask you that learned from experience.

This is why Getting a contract signed doesn't excite me. Getting it to closing is a different beast. Best of luck to you buddy. follow up with her every Week with a phone call for the next month. Then a post card monthly after that. Here is a secret. The money is in the FOLLOW UP!

yeah this totally killed it. Again and again I get close just to be let down.
This one took the prize though. I was SO damn happy..

Jay, you were right.
She just changed her mind I suppose. She was OK, police found her.
Right now I am sending her a letter with the contract telling her if she changes her mind just sign and return the contract to me with a 7 day expiration on the contract.
I think because she really liked me she felt bad telling me no "I changed my mind" after an hour before agreed to sign. So she rather just ignore me than just be straight.
Lost the deal, all I can do now is move on to the next. Honestly yesterday I had given up (again) It always takes me a few hours to slap myself back together. I have an other property I am going to offer a contract to in a few hours. I will only do the happy dance after I sign that *$)*@#@ paper next time.

So I wake up today.. with an upset tummy.
I was on the "seat" in the bathroom.. and ringgggggg
I say " WHAT! the *$(@)@ you want woman" (kidding)
ANd guess what... lil old sweet lady on the line . the one that just vanished.
"Thank you SOOOOOOOOOOOOOOOOO much for checking up on me I was so sick"
Long story short. She is going to sign the contracts!!!
Everyone do the happy dance with me!
Is yourbirthday go Jerryll is your birsssday!!
THe best part is... I am now probably going to sign 3 contracts this week :0!!!!!!!

Congrats sir! The feeling is great and getting the paycheck in your hand is even better.
You have a lot of comments and suggestions so I'm not going to make it worse on you. My advice for all FUTURE deals, just as someone else has posted already is to:
1) Build your buyers list asap
2) ALWAYS put your house under contract before telling anyone. Some investors may try to undercut you. It's happened to me before
This is a super simple process. We just make it hard. Good luck and keep getting those deals!

That is good advice!
I hope to sign the contract on Monday. THen n the same day I will be making an offer to the lady that found me through one of my Videos.
Tomorrow I am looking at a house that I have been dealing with for about a month now. (Out of state owner).
It is in New Haven so it is a bit far from here. I need a team I think. I need reliable contractors that understand investors that can walk properties with me and quote me on the spot so I can write out the contract right there and then to have it signed. If this deal goes through.. and for the life of me it is hard to contain my excitement.. I am immediately going to scale my business. There is no way I can handle 3 leads at the same time. That needs to change!!
But first I will get an LLC. THen I will be scouting for a good team. A few contractors in every city I am dealing in. That should drastically improve deal making I think.
And as always I am eager to hear from others that already have taken these steps.

Someone offered to help me do an ARV on the properties I hope to have signed soon. Is that offer still valid? I think it would be a really good and fun learning experience not just for me but for all the newbies that have been asking how the heck you come up with a good ARV.
Maybe we can do a few of thee properties all together? All I ask is not to bother the homeowners and try to steal the deal from me. Not because you can... (as I will have it signed I hope), but these homeowners are elderly and they are really attached to their properties and it is not fun to part with them, so out of respect please don't be a leach.
Anyone still willing to do this in open public.. together?

@Jerryll Noorden Have you ever thought of taking your considerable enthusiasm and drive and pointing it in a direction that will give you a life long career in Real Estate.
That career being a top notch broker.. Your in the game your working with RE professionals day in and day out.. you will meet all sorts of folks that actually do real estate..
You get paid to get trained IE work with a top producer as a team member to start.
Maybe gravitate to a specialty in RE that you prefer.. When you get about 10 years under your belt this business comes to you...
Especially in your area were Real estate is higher priced.

Jay, to be very honest...
I may seem to be such a goof ball here. Happy as can be, with unbreakable motivation and drive. But behind my screen I am dying here, trying, frustrated, nothing is working, constantly losing potential deals. Yes finally things seem to be looking up, but really, look back... it took me 3 months!!! to finally almost get a contract signed. 3 months!! That is embarrassing. I hear and see constant success stories from people that get deals left and right.
And in all honesty, I started this adventure to make money so I can fund my own robotics research and build exoskeletons that can actually make this forsaken planet a better place. Working for NASA and such companies.. it takes 300 pages of red tape to change a screw in one of MY OWN DAMN robots I designed and I am just tired of that crap. So much more would get done is I was in charge. But robotics research... takes a LOT of money!
I have definitely considered getting my licence. The reasons why I have not done it is simple. I read an article once about getting your licence vs. not getting it. And somethings scared me a little (I know it shouldn't), but getting a licence may be a liability.
What I think is best.. is that my partner get a license. I wholesale and find deals and do it my own (yet honest way), and any deals that do not go through, send them to my partner. So basically we would get all deals regardless if they are in a hurry to sell or have all the time in the world.
But I am definitely thinking about it!

@Jerryll Noorden Just FYI that article you read is BS and having a license helps does not hurt.
you simply need to disclose what your doing.
I have been licensed in 3 states and have thousands of transactions under my belt.. never once did the license cause me a problem or hinderance .
Any way was just brain storming and a suggestion.. you keep at it.
I see wholesaling as a road to no where frankly.. thats why I was commenting in the first place.
Granted in some Markets wholesaling is very viable.. for a high volume profitable business but in Most markets that are in high demand its a tough go on your own
