Which is better to start

Hey,

I have one big question, is it better to use a line of credit or sell to initiate my career in investing?

I want to start investing in an out of state properties to rent out, and use that experience to get a bigger place/profit (being the right property) down the road.

How should I start out, i can have a loan or sell my place and have cash. Granted I would have to stay somewhere else but which way amounts up to more sense in doing?
