How to share a deal, and get paid a finders fee.

Hello, 

I am new to the game of Investing, and I am loving the learning curve ( pretty exciting! ). I have a question, that may seem naive, but I am trying to learn from others and do well the first time around. 

If I find a deal, and someone wants it, I would be paid a finders fee. How do I guarantee this? I might be working with a stranger.

I have a deal that is around 60 Mil. Not for the faint at heart. :) It might be negotiated for less, but this is the asking price.
