Looking for a strategy to focus on. I like the buy and hold strategy and have done it in the past, with no returns. I was wondering what kind of niches people found successful in southern ca. Have pretty involved job, so I'm not interested in flipping houses. Thank you for your responses!

If you would like to meet up before then and talk about investing let me know. I am in Mission Viejo and can meet at a Starbucks near me.

I am currently flipping homes in Orange County and I purchase them at the court house steps.
