I keep getting notice for a program called IRRL.I just bought the house a few months ago. Is anybody familiar with this? Is it beneficial?

Looking for a strategy to focus on. I like the buy and hold strategy and have done it in the past, with no returns. I was wondering what kind of niches people found successful in southern ca. Have pretty involved job, so I'm not interested in flipping houses. Thank you for your responses!
