Funding my First Rehab/Flip????
My fellow investors,
I need some advice and guidance. I have decided to take the plunge and move forward with doing my first flip. Yes, I am proud to say I no longer live in the land of "analysis paralysis." Lol. I have taken steps towards this goal such as signing up for bigger pockets pro, actively networking, securing a partner, real estate agent, contractor, and closing company. I have even started looking at properties with my agent, who is great by the way, and has worked with investors such as myself. I came across many great deals but lost them due to the lack of a pre approval letter and secured funding for my flip. This is where I am stuck.
My partner was able to reach out to his bank, but he can only get 60K which is a good start however not enough to do our deal. My agent has stopped showing me properties unless I have a pre approval letter and funding for the deal. I NEED funding in order to move forward. Any advice, guidance, referral and yes a pre approval letter and some funding would be greatly appreciated! Lol
Thanks. Happy Investing to all.

Hi @Joemade Scott Carter. Reach out to Washington Capital Partners. Once you have a property in sight, send them the details, they'll analyze it, run comps, etc, and if it's a good deal he'll give you the proof of funds letter the same day you reach out. I'll send you a PM.
