I round the 27 up to 30 to get 78, then subtract 3 to get 75. 

Congrats on that huge milestone Elenis! I'm in the process of partnering with someone with the goal of purchasing rental properties also. Did you come up with your partnership agreement from scratch or did you start with a template?

Hi @Yul Shin, welcome to BP. You can find some deals on the market, but they are definitely the lowest hanging fruit and always attract a lot of attention. I'd recommend getting on some wholesaling companies' email list. Express Home Buyers and Market Pro Homes are two of the bigger ones in the area. Just keep in mind that you need to be ready to run the numbers and make a decision fairly quickly. An all-cash (or hard money plus cash) offer definitely helps as well.

Hi @Jesse Hoffman, congrats on that sweet portfolio! I would start looking for portfolio lenders at this point. You can leverage some of the properties you already own in order to acquire more, pay them off and repeat the process.
