I too am curious about hard money lenders processes. From what I've learned during 'analysis paralysis' lol hard money lenders don't necessarily need your credit, it's based on the property/asset. 

Well I'm curious to hear what @Brandon Turner will say.

I'm trying to avoid having my credit pull. Even though it's mid 600s, I'm trying to reach my goal of 720 or higher. So I don't want a hard pull, which would set me back.

My fellow investors,

I need some advice and guidance. I have decided to take the plunge and move forward with doing my first flip. Yes, I am proud to say I no longer live in the land of "analysis  paralysis." Lol. I have taken steps towards this goal such as signing up for bigger pockets pro, actively networking, securing a partner, real estate agent, contractor, and closing company. I have even started looking at properties with my agent, who is great by the way, and has worked with investors such as myself. I came across many great deals but lost them due to the lack of a pre approval letter and secured funding for my flip. This is where I am stuck.

My partner was able to reach out to his bank, but he can only get 60K which is a good start however not enough to do our deal. My agent has stopped showing me properties unless I have a pre approval letter and funding for the deal. I NEED funding in order to move forward. Any advice, guidance, referral and yes a pre approval letter and some funding would be greatly appreciated! Lol
